Home FAQ: Should I Upgrade My Home Before I Sell It?

This is a common question that many sellers ask. As someone who’s handled many listings and sold lots of Gwinnett County properties over the years, I would give you one simple answer: consult with a real estate or listing professional.

This may sound like a sales pitch or a cop out coming from me. However, one of the reasons why I tell you this is because agents have proper knowledge on which upgrades, updates, and repairs will help raise the value of your home. Remodeling is a risk because you will have to spend money but you won’t even be sure if you can make more money out of it.

Generally speaking, if you don't consult with an agent, a good rule of thumb is to make upgrades that YOU enjoy.  That way you will get some value out of them.

Agents also have a good grasp of certain neighborhoods. Because of their familiarity of the area that you are in, they can give you sound advice on whether you should take the risk or not. For example, homes for Sale in Hamilton Mill need to be upgraded to ensure that they are competitive.  If you want to get the most of your home here, then granite counter tops, hardwood floors, newer carpet and refinished decks are going to help you the most against your new construction competition.

Get a professional to tour your home and get you a proper estimate on the upgrades that you plan to do and compare it to the future value of your home so you could decide if you are willing to take the risk.
