After hundreds of short sales I've learned a few things. I'd like to say we have favorites, but as the comments on my SPS Short Sale video will tell you, saying something like that can be taken the wrong way. Let's set the record straight, we don't like short sales anymore then anyone else, but we dislike foreclosure more then short sales. In fact, when looking at it from "that" angle, we love short sales. It's the lesser evil by a long shot.
In fact, I'll take it one step further, I think short sales are better then staying in your home and emptying out your retirement, better then abandoning the home, better then deed-in-lieu, better then buying a new home and leaving this one. The only thing a short sale is not better then is... selling it traditionally (Find out what your home is worth).
If we have to do a short sale and they are diminishing in the area, we still like Citi Short Sales. Citi respects the client more then most banks, the process is streamlined and they rarely have any sillyness. In fact, one of our short sale succcess stories is 365 Shadetree (Google this and see Zillow's still shows it). This home needed serious work and Citi took that into account when approving the short sale! Most short sale banks (servicers) wouldn't take condition into account, citing the client's responsibility.
