5 Ways To Lead Generate and Improve Your Local SEO at the Same Time

Real Estate Lead GenIf you're here because you're looking for lead generation tactics then you're in the right place.   Of course, this post is all about Google My business, so if you want to get started with that you can visit this great Local SEO Guide and get your page set up.   

Now one of the big downsides to setting up your business page on Google for real estate agents is that it's likely that you're in an office with a bunch of other agents all using the same address.   So what we aim to show you is how to stand out from the crowd (rank higher) as well as use this great tool to drive home buyers and home seller leads to you. 

5. Getting Reviews

You know you need reviews on these things, this is why big Z pushes that so much.  It helps you get results from Z and therefore you want to spend more money.  That's an over simplification but still true.  So on your google business page, get reviews.  

The most effective way to get a review is to... drumroll... ASK!   That's right.  Maybe at the closing table, you direct the conversation to where the client is suggesting they will refer, "that's great! You know what would help me immediately?  Filling out a quick review on Google (you could do this on yelp). 

Leave A Review RealtorAlternatively, you can use email or use an Online Reputation Manager (ORM) system like 4rd Local where they send out an email to your clients and ask for a review, if they click on anything less than 5 stars it asks "why?"  and if they click on 5 stars, it takes them to your review options (shown in image).

4. Check Ins

Check Ins are so 2014 but they still help your business stand out on Facebook and Google.   It also helps you rank higher by telling google that people actually go here.  Finally, it helps more customers convert because other's checking in gives you social proof. 

3.  Uploading Listing Photos & Videos

With your google my business page you can upload photos of yourself, your team, your workplace and other things.  Why not spruce up your business listing by adding those professional photos that you take of your real estate listings.   You do that right?

Also you can connect your google my business page to your youtube channel for even better results.

A relatively new feature from Google, but it allows you to connect your cell phone to your google my business page and allow searchers the opportunity to chat with you.  If anything, this shows you the power of chat right now in online world.

This one was saved for last because it's big.  It can really make your business stand out when looking at it. You can now post - well posts such as: post events, post specials, post new listings, whatever you want.   The key is to do it! 

In my tests, I routinely got another 50 to 100 eyeballs on my page (on a relatively competitive area).  

Events are the most successful here.  So you should be using this for open houses, but you could also get creative and offer specials, such as free inspections, or home warranties, etc. 

Or you could just do a quick "CMA" type offer like Mike Perna did, a real estate agent in Novi Mi.
